Vacancy Vibe (the "Service") is operated by Keystone Cognition Labs LLC, a limited liability company formed in the State of Georgia, United States ("we," "our," or "us"). By accessing or using the Service you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use the Service.
Our Privacy Policy and Cookie Policy form part of these Terms.
Vacancy Vibe is a software-as-a-service platform that helps vacation rental hosts and property managers automatically detect calendar vacancies and promote them through AI-generated social media content. The Service includes:
Some features publish or spend money automatically once you have set them up. Section 6 and Section 8 explain exactly when.
To use the Service, you must create an account and provide accurate, complete information. You are responsible for:
You must be at least 18 years old to use the Service. If you create an account on behalf of a company or other organisation, you confirm that you are authorised to bind it to these Terms, and "you" means that organisation.
The Service is offered on a subscription basis. By subscribing, you agree to:
Paid plans start with a 14-day free trial. We ask for a payment method when the trial starts. If you do not cancel before the trial ends, the trial converts automatically into a paid subscription and we charge the plan price you selected to that payment method. Nothing is charged during the trial itself.
Subscriptions renew automatically at the end of each billing period — monthly or yearly, according to the plan you chose — at the then-current price for that plan, until you cancel. You can cancel at any time, without contacting us, from Billing in your account settings, which opens the billing portal where the subscription can be cancelled in a few clicks. Cancelling during a trial stops it before any charge. Cancelling a paid subscription stops the next renewal, and your access continues until the end of the period you have already paid for.
If we change the price of your plan we will tell you by email at least 30 days before the change takes effect, so that you can cancel first if you prefer.
Refunds may be issued at our discretion. Nothing in this section limits any statutory right of withdrawal, cancellation, or refund you may have under the consumer law of your country or state.
You agree not to use the Service to:
Your Content: You retain ownership of content you provide (property descriptions, images, etc.). By using the Service, you grant us a license to use this content to provide and improve the Service.
Generated Content: The Service uses AI to draft social media posts, images, and ad copy for you.
Automatic publication — please read this one carefully. By default the Service publishes generated content to your connected accounts on a schedule, without asking you to review each item first. You can turn this off by enabling approval in your settings, in which case nothing is published until you approve it. Whichever mode you choose, you remain responsible for what is published from your accounts, and we recommend reviewing generated content.
Accuracy of generated content: AI output can be wrong, misleading, or similar to material owned by someone else. We do not warrant that generated content is accurate, original, or free of third-party rights. As between you and us, you own the generated content associated with your properties, and we assign to you whatever rights we have in it; be aware that AI-generated material may not be protectable by copyright at all in some jurisdictions.
Our Content: The Service, including its design, features, and documentation, is owned by Vacancy Vibe and protected by intellectual property laws.
The Service integrates with third-party platforms — social media networks, calendar providers, and the Meta and Google advertising platforms. Your use of these integrations is subject to the respective third-party terms of service, and you are responsible for complying with them, including each platform's advertising and content policies. We are not responsible for third-party services or content.
Where you connect an advertising account and enable advertising, the Service creates and manages campaigns for you. This section governs that.
You appoint us as your limited agent for the sole purpose of creating, editing, launching, pausing, and reporting on advertising campaigns in the advertising accounts you connect, in line with the settings you configure. You can withdraw this authority at any time by disconnecting the account or disabling advertising. We act only within the scope you configure and will not use your advertising accounts for our own purposes.
Advertising spend is your money, not ours. The campaigns run in your own advertising accounts and are billed directly to you by Meta or Google under your agreement with them. Your Vacancy Vibe subscription fee does not include, and is entirely separate from, advertising spend. We do not refund advertising spend, and we cannot refund amounts charged by an advertising platform.
The budget you set is a target we pass to the advertising platform, and it is enforced on a best-efforts basis. We monitor reported spend and stop campaigns as they approach your budget, but reporting is delayed and the platforms themselves permit overdelivery — Meta, for example, allows a daily budget to be exceeded by up to 25%. Actual spend can therefore exceed the figure you entered, and you are responsible for the amount actually charged. If you need a hard ceiling, set spending limits directly in your advertising account.
Unless you enable approval in your settings, campaigns created by the Service go live automatically and begin spending without a further confirmation step from you.
We do not guarantee any level of impressions, clicks, bookings, revenue, or return on advertising spend. Advertising outcomes depend on factors outside our control, including platform auctions, your property, your pricing, and your market.
You are responsible for ensuring that advertising a given property is lawful for you, including any short-term rental registration, permit, or licence number that your local rules require to appear in listings or advertisements, and for the accuracy of the property information you give us. You are likewise responsible for having a lawful basis to email any contacts you upload for the Service to email on your behalf.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT GUARANTEE THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, VACANCY VIBE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, LOST BOOKINGS, OR DATA LOSS, ARISING FROM YOUR USE OF THE SERVICE.
You agree to indemnify and hold harmless Vacancy Vibe and its officers, directors, employees, and agents from any claims, damages, or expenses arising from your use of the Service or violation of these Terms.
We may suspend or terminate your access to the Service at any time for violation of these Terms or for any other reason at our discretion. Upon termination, your right to use the Service will immediately cease.
We may update these Terms from time to time. We will notify you of significant changes by email or through the Service. Continued use of the Service after changes constitutes acceptance of the updated Terms.
These Terms are governed by the laws of the State of Georgia, United States, without regard to its conflict of law principles. You and we agree that the state and federal courts located in the State of Georgia have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the Service.
If you are a consumer resident in a country or state whose law gives you the benefit of mandatory local consumer protections or a local forum, nothing in this section deprives you of them.
